AND PICKUP TRUCK

1291 KY HWY 1054 SOUTH, CYNTHIANA, KY

SATURDAY, OCTOBER 13, 2018

We have been authorized to sell at ABSOLUTE AUCTION this tremendous small farm with a home that dates back before the Civil War. This house showcases the elaborate woodworking that was prevalent in that era, but has all modern conveniences such as modern vinyl siding, replacement windows, steel roof, heat pump etc.  The floor plan of the house consists of a large entry foyer, parlor, living room, dining room, modern kitchen with beautiful stone fireplace and chimney and bath downstairs; the upstairs has four bedrooms.

Just steps from the dwelling is an oversized two-car garage, a workshop and a large metal storage barn.  There is also a kiln for curing lumber.  All buildings are in excellent condition, and the land is clean and lays level to gently rolling.  This land has been in the same family for over one hundred years, so make sure you are ready to bid!!!

REAL ESTATE TERMS:  10% down payment with auction contract.  Balance on or before November 30, 2018.  Time is of the essence! All inspections including those for wood infestation or septic systems must be made prior to the auction, at the expense of the prospective bidder.  Auction purchase contract is not subject to loan approval or appraisal so get approved to bid prior to auction.
