General Terms of Real Estate Auctions

Directions: From US Hwy 62 turn onto Central Ridge Road (Highway 1504), the

turn left at first road Anderson Lane (GPS may show this as Shepherd’s Ridge Rd) 

To help settle the estate of the late Bessie T. Anderson, our firm has been authorized to offer for sale at public auction the two properties described as follows:

Tract 1  69 acres m/l located at the end of Anderson Lane and improved with an older frame home with new metal roof, stock barn (was a dairy), silo and equipment shed and pond and spring.  Both the house and barn on Tract 1 have public water.  This farm is ready to go as a cattle farm, hunting paradise or weekend getaway.  Additionally this farm also has road frontage on KY Hwy 19, so you have road frontage on two different roads which makes the farm easily divided into two smaller tracts.


20 acres m/l located on both sides of KY Hwy 62 near the village of Kentontown, KY. 


Tract 2—14.4 acres m/l with 1548 feet of road frontage on US Hwy 62.  This tract of land lays level and is ideal place for a “gentleman farm” with a couple of horses or other livestock.

Tract 3—4.6 acres m/l with 1599 feet of road frontage on US Hwy plus this tract is bounded in the rear by Ashcraft Road Spur.  


Deed Restrictions:  No single wide mobile homes will be permitted on any of these tracts.  Doublewide mobile homes are permitted if they have a masonry foundation.

All three tracts of land are serviced by Bluegrass Energy and Buffalo Trace Water 


TERMS:  10% down payment with auction purchase contract.  Balance due in 45 days or less with transference of general warranty deed to buyer.  Properties are offered for sale “as is, were is” and are not subject to any post auction inspections, appraisals or financing approvals.

All three tracts of land will be auctioned at Tract 1. Tracts will be sold individually and not combined.
