Our agency has been authorized to sell at Absolute Auction this outstanding hay and cattle farm, excellent farm machinery and two low-mileage vehicles. Property is located on Hwy 62E and Jones Lane approximately 4.5 miles NE of Cynthiana.

The land was farmed and cared for using the best of farming practices, and the equipment and vehicles have been given outstanding maintenance. Everything sells ABSOLUTE so make your arrangements to attend this auction. The land will sell first beginning at 10:02 am sharp, then the farm implements, tools, etc. The VEHICLES WILL SELL AT 1:00 PM.

The farmland will be sold as follows:

  • Tract 144.12 acres located at 5099 Hwy 62 E. This is the home place and Billy Bob’s lifetime residence. Comfortable frame vinyl siding home that has 1164 SF of living area and with a full basement. Floor plan consists of living room, dining room, kitchen with breakfast nook, full bath, an office and an enclosed back porch. Other improvements include a stock & feed barn and a stock and tobacco barn, automated stock waterers, and a garage. This tract has 869 feet of road frontage on Hwy 62.

  • Tract 2—40.68 acres directly across the road from tract 1 and fronting on Hwy 62 for 810 feet. Hay and pasture land with two small ponds and good fencing.

REAL ESTATE TERMS:

 

10% down payment with auction purchase agreement. Balance with transfer of general warranty deed on or before April 15, 2020. Any inspections, including those for wood infestation, lead based paint or septic must be made prior to the auction at the prospective bidder’s expense. Auction purchase agreement is not subject to loan approval and as is customary property will be sold “as is, where is.”
